Located just off the Great Ocean Road at Johanna Beach, positioned between Apollo Bay and the Twelve Apostles this 600 acre property adjoins the beach and National Park. Seven cottages offer a private environment with stunning views of the ocean, river flats, undulating hills and bushland. The cottages feature spas, wood fires, gourmet kitchens and comfy king size beds. In house massages are available as well as an indoor heated pool and tennis courts. For walking enthusiasts and nature lovers there are short and long walks offering a true bush or coast experience. Pets welcome.

    The Cottages are a fabulous springboard to the BEST of the Great Ocean Walk . They are wonderfully warm and comfortable with spectacular views to come back to enjoy and relax each night inbetween treking. One of our BEST Annual Girls Treking weekends so far!

    Johanna Seaside is located in the Otways beside Johanna Beach. This beautiful property is in the heart of the Otway National Park and close to the Otway Fly,
    Triplet Falls and many other attractions.
    The Great Ocean Walk is beside the property.

    Our time together at Johanna was so special we were welcomed as if we were royalty and could not have asked for more. The cottage was lovely with beautiful views and very well equipped.
    Close to the Twelve Apostals and all the attractions of the Great Ocean Road.

    The property is beautifully and close to all the National Parks with the Great Ocean Walk on the door step.

    We take my dogs with us when we go on holiday. This is the most pet friendly place I have ever taken the dogs to. The attention to detail to make the farm visitor friendly is remarkable. Even to the extent that the grass planted on the farm is a variety that makes it easier for the guess to get around. No bulls and no electric fences. Free eggs and vegetables.
    A back gate that leads onto one of the best beaches in Australia.
    It is quite a remarkable place to stay.

    One of the best mini holidays we have ever had. The cottages were superb, cosy and exceptionally well furnished.
    We took our dogs for the break, alas the last ever break for one of them, and it will be a time we will remember forever.

    We have spent our last 4 vacations at Johanna Beach Seaside Cottages. Everytime we think of setting off somewhere else on holiday, we always end up coming back to our favourite spot. Beautiful setting that is unspoiled, cozy cottages that are nicely appointed and a fantastic place to bring your dog. There are some excellent nature walks in the vicinity as well. Don’t miss Melba Gully…it is superb! Johanna Beach is, of course, breathtaking!

    We spent a wonderful weekend at Johanna Seaside Cottages with our two dogs. Joy made us feel extremely welcome, and we wished we could stay longer.
    The views across rolling hills to wild Johanna Beach were amazing, and listening to the ocean roar at night was awesome.
    The cottage we stayed in was cozy, comfortable and clean, and it was tough to decide whether to indulge and stay indoors by the fire, or take off on walks to the beach and along the Great Ocean Walk. We couldn’t help but do both!
    The property is truly amazing, and we can’t wait to get back there.

    My family and I have stayed at Johanna on many occasions. It is a fantastic getaway and Joy and her family always make you feel right at home. It is the perfect place to relax with long walks along Johanna beach (with our dogs) or you can just sit back with a glass of wine and take in the breathtaking views. When we wanted a break from it all after our daughter was born, Johanna was the only place that came to mind. Breakfast in Apollo Bay is a must and it is a great place to use as a base if you want to take in the surrounding sights such as the Twelve Apostles. I would not hesitate to recommend a stay at Johanna Seaside Cottages.

    This is a fabulous place to stay. Beautiful farm,countryside views, with the beauty of the sea a short walk away. Lovely comfortable cottages to stay in, nothing has been forgotten, complete luxury. Our dogs enjoyed it too. So relaxing and quiet. The fresh eggs and vegie garden were a treat. We can’t wait to come back, it was fantastic.

    Although usually nothing less than a 5 star resort would do, Joy and her lovely team at Johanna brought us back togther as a family with the children collecting eggs fresh every morning, and vegies for dinner later in the day, home cooking because the glorious wooden table demanded we cook meals to share. The beach just a short stroll away with our dog Leroy as well looked after as we were with his own bedding and fenced area – the indoor pool and beautiful big beds with clean fresh linen, massages in your own cottages just like a 5 star hotel but served with love and affection. We love Johanna seaside but telling everyone about it is just making it so hard for us to get back to you Joy and Sheree and all the team. Thanks for some of our best holiday memories.

    We have just returned from our wonderfully relaxing time at Johanna Seaside Cottages. The accommodation was once again excellent and the surrounding views are just breathtaking. As usual our furry members of the family were with us and were welcomed and had the best time romping around in the excellent fenced off area. This has been our 3rd visit and we look forward to visiting again in the near future.

    Joanna provided a true ‘gettaway’ holiday for the whole family including our pet CoCo. With unbelievable scenery, mountainous backdrop to ocean views you are transformed into another world.

    Great for families and pets. They have thought of everything, including dinner bowls for the dogs. Pool is fantastic and the kids love all the farm animals. Close to all the tourist destinations e.g Apollo Bay, Tree Top Walk and surf beaches.

    I challenge anyone to find one thing that Joy hasn’t already catered for in the self contained cottages. Dogs,children, fully stocked spotless units,views, privacy,tranquility,vegetables, fruit, herbs, eggs. Not to mention, immediate response to any maintance problem, a wealth of local knowledge especially about the GOW, a warm welcome and the ability to make you feel like you just belong there. Then there is position, position, position. A week is not long enough.

    A great place to stay away from the rat race. Stunning sweeping views of green hills and valleys along with with the roaring surf coast.

    This is enhanced by the quality accomodation with all the little extras.

    I nearly enjoyed this dog friendly property nearly as much as my pooch.

    4 of us journey down from Melbourne for a long weekend and we were looked after like royalty. Fresh eggs off the nest, lovely views, great walks and drives, lots of wild life in the Otway ranges. Fantastic spot.

    This provides the civilised way to do the Great Ocean Walk. We spent a week here with 2 other couples sharing a cottage and doing the entire GOW as day walks plus visited the Otway Fly, waterfalls, etc. You can either carpool or hire a minivan to drop you off & pick you up from any of the access points. Since the property adjoins Johanna Beach you can plan it so you walk back into the property on 2 of the days. Started most days with freshly laid eggs and finished with a swim in the pool or sitting on the porch with a glass or 3 admiring the view, prior to cooking dinner (with freshly picked veges and herbs) and relaxing in front of a raging fire. Sure beats camping in the rain. Will definitely stay here again.

    I have stayed at Johanna Seaside Cottages twice with a group of mum’s on a ‘Womens Walking Weekend’. Both times have been a wonderful experience and the girls will be returning for a third visit next month! The service has always been outstanding and the accomodation is very comfortable. A fantastic location and the pool is a wonderful way to relax those tired muscles after a long day out walking. I thoroughly recommend it!

    Dog friendly, self contained cosy cottages on a working dairy farm, fabulous ocean views, slow combustion stove, wood box filled daily, free access to freshly laid eggs and vegetable garden, right on Great Ocean Walk – couldn’t be better!

    Three friends and I broke our walking trip on the Great Ocean Walk with a stay at one of the Seaside Cottages. A little bit of luxury, hot meal provided, hot shower, bit of telly, comfy bed, hung some wet gear out to dry and set off again in the morning. Lovely!

    have stayed here five consecutive years, farmstay-type accomodation, varying accomodation types, great for families and dog friendly, fantastic beaches to explore, winding and hilly roads and tracks for mountain biking and hiking, close to attractions such as Otway Fly and Apollo Bay etc, solar indoor pool, fresh eggs to collect each morning, vegetable garden with seasonal produce, friendly and accomodating staff, as much exercise or as little exercise as you wish, not five star luxury resort but unique, comfortable and worthy of at least a full and very relaxing week.

    Short walk to the sea. Beautiful setting, Well equipped, Roomy. Fresh herbs, vegetables and free range eggs can be gathered/picked. Clean! You can bring your dog! Friendly staff. Warm indoor pool.

    If you enjoy total tranquility, green pastures and abundant wildlife and nature, this is the place to be. Conveniently located for touring many of the sights in the Ottway ranges, national park and the twelve apostles. The self contained cottage was very clean, equipped with all the mod-cons and had awesome seaviews. The farm is pet-friendly, child-friendly and guests have access to the herb garden, vegie patch and fresh eggs for their daily cooking needs. Staff and the owners are super friendly and helpful and will do anything to make your stay an enjoyable one. I highly recommend this place and am not surprised that it has made it into the 101 RACV Victoria best places to stay.

    We always enjoy our visits to Johanna cottages. Kid and pet friendly. Our kids love the indoor heated pool and being able to get fresh eggs in the morning. We love the living herb garden to complement our cooking. The views from the cottages are just to die for and there is so much to do within walking distance and short driving distance.

    My husband and I have stayed here with our beloved ‘Hudson’ on two seperate occasions and in two different cottages. Both were extremely comfortable, clean, with wonderful facilities and with views ‘to die for’. In our hallway at home we have a series of 6 photographs that remind us of that special time away.

    We had a very pleasant stay there with the koala all around. Our stay there was very relaxing as we used the lodges as a resting place each day after walking the Great Ocean Walk. I would recomend these lodges to anyone else thinking of a place to stay whilst doing the walk.

    4-in-one experience: beach, working farm,national park, and gourmet food delivered to the table. Apple pie to die for. Not to forget facilities for our dog Gatsby. New Geelong ring road makes getting there from Melbourne quick and easy.

    We’ve been going to Johanna Seaside Cottages for almost 20 years. For our three sons, who are now in high school and beyond, “Joy’s Farm” has been their favorite holiday destination in Victoria. As for me, even though I’ve walked the path through the sand dunes to the beach hundreds of times, I still gasp with delight every time I see that first glimpse of the ocean. We have appreciated Joy’s wonderful hospitality and friendship over the years and look forward to many more holidays at Johanna Seaside Cottages.

    We had a fabulous stay at “Rivernook” with our 15 month old Rottweiler, Jake, who had never experienced farm life nor seen the ocean; we all enjoyed a great holiday at our ‘home away from home’ – in comfortable accommodation and beautiful, peaceful surroundings.     What a great place to stay, very comfortable with everything you could need. We have been a number of times taking our dogs who just love the walks along the beach as we did. Sitting on the deck looking across the valley who would want to be anywhere else.

    My husband had I spent our honeymoon here and it was truly a week of bliss after the hectic pace in the lead-up to our wedding. All our needs were anticipated and catered to.     Best thing is if you have pets they can go on holiday with you and they are allowed indoors. There are wonderful walks around the farm …off lead, or you can go down to one of the wildest surf beaches. On wet days you come back to a warm snuggly cottage and relax and listen to the surf if the wind is in the right direction. Plenty of sightseeing to do and you can leave your pets at the cottage safely. A real get away from it all and only 2 1/2-3 hrs from Melbourne (allowing for doggie pitstops)

    Absolutle idealic setting. Walk across the cow paddocks to the beautiful beach. Collect free range eggs from the chook house for breakfast, or gather some vegies from the vegie patch and make a salad for dinner. Nothing here has been overlooked. From homemade biscuits in your house to the great heated pool and the best part is you get to take your dogs with you to enjoy all this too!

    We have been going to Johanna for many years and we love the tranquility of sitting on the balcony, watching the cows meandering off to be milked, we love the walk down to the beach and the warm indoor swimming pool, we try to get down to Johanna as often as possible, Joy and her staff are always very welcoming. It is our favourite hoiliday destination.

    A beautiful and relaxing place to stay; great for a family holiday. Very comfortable, fully equipped cabins. Gorgeous views of rolling hills and the ocean, with short strolls to the beach. We enjoyed the heated pool, fed the chickens, saw several calves being born, and the kids even cuddled a week-old calf! And the dog was welcome! A fabulous location with the Otway fly and the Great Ocean Road being nearby.

    OUR FAMILY HAS HAD SOME GREAT TIMES STAYING IN THE COTTAGES AS WELL AS THE FARM HOUSE , I WAS LUCKY ENOUGH TO HAVE MY 60TH BIRTHDAY WITH ALL MY FAMILY, GRAND CHILDREN AND THE FAMILY DOGS, THE GRAND CHILDREN COLLECTED FRESH EGGS FROM THE HEN HOUSE AND WE AL ENJOYED THE INDOOR SWIMMING POOL ATTACHED TO THE MAIN HOUSE, WALKS ARE GREAT THROUGH THE FARM LAND TO THE BEACH, WE ON ONE OCCACTION WE WITNESS A CALF BEING BORN, THE FAMILY PLAN TO ALL MEET AGAIN AT JOHANNA BEACH SOMETIME SOON

    we have been to johanna seaside cottages many times now and just don’t really want to go anywhere else all the cottages we have stayed in are always so clean and well equiped, but its not just that its joy evans & her staff who are so nice and helpful. the vegie garden for you to pick fresh, also if you wish, collect your breakfast egg from the chook pen, so many things the awesome view, the peace, also most important its pet friendly so the whole family can have a holiday together, i just don’t want to go home .

    Johanna Seaside Cottage was a fantastic place. Beautiful scenery, great walking, and lots for doggies to do. I think the special touches to the cottage to make all guests, including the four -legged guests comfortable really made it special and unique. I would highly recommend the cottages to anyone.

    Very comfortable, nicely appointed and great walking. The most notable thing however was the absence of a list of “don’ts”. Instead visitors are gently coerced into behaving well by the personal nature of the enterprize, including the family’s history.

    We enjoyed our stay at Johanna Seaside Cottages – but I think our dogs enjoyed it even more!
    So nice to be able to take loved pets. We had two dogs at the time, but we knew that our old boy would not be having many more swims, and he has since gone to ‘doggy heaven’,( which probably looks a lot like Johanna) .
    We were very glad to find somewhere that was pet-friendly while he was still able to enjoy it!
    We also loved the vegetable garden, and the eggs.
    A lovely, friendly place.

    Lovely houses in a very peaceful setting. Isolated enough to have a feeling of space and quiet, but conveniently close to other tourist attractions and shops if required. A very nice place to stay.

    Johanna Seaside cottages provide the most amazing blend of comfort and style you could hope for in a holiday venue! I’m not normally a morning person, but found myself happily bounding out of bed to enjoy the farm-eggs and to sit out on the veranda and just take in the incredible blend of green paddocks,hills and beach in the distance-BLISS! I was only there for 4 days but felt as though I’d been away much longer-great for the soul! Can’t wait to plan my next visit!

    Johanna Seaside Cottages was a lovely break. The cottages were private, well-equipped, cosy and warm which we needed after a blustery beach walk. The kids loved the chicken enclosure and being able to collect eggs and we all so enjoyed a long and invigorating cliff-top Great Ocean walk accompanied by cows, kangaroos and our exhilerated dog.

    This is definitely on our Top 10 list! Arriving here at the end of a four-day trek of the Great Ocean Walk, with weary legs and two hungry children, was bliss. Comfy beds at last! Food organised beforehand appeared without fuss and was absolutely delicious, the heated pool soaked away our tiredness and an in-house massage got our aching muscles back into gear. In short, great accommodation, great service, plenty of things to do, and the best place to enjoy a hard-earned relax.

    Had a fantastic family weekend in the “farm house”. The kids were able to collect the eggs for breakfast and pick vegies from the garden for dinner. Warm, friendly hosts that accomodated our needs with no fuss. Definately go back!!

    We first stayed at Johanna as a couple and found we love Blue Johanna as much as we love eachother. Since then we have been for special times with our children who love the ocean and bush walks and farm atmosphere add to that the personal touches of Joy and her helpers the memories of staying at Johanna seaside cottages will definitely be memories our family will share forever. As will our impending addition whom lets just say if shes a girl we will name her Johanna after our most recent stay in January!

    Staying at the Johanna cottages was the best holiday we have had in ages. Beautiful accomodation in an amazing part of Victoria, great views, fab bush and beach walks, peaceful and relaxing. Was such a treat to see calves being born in the paddocks in front of the cottage. Staff very friendly and obliging.

    Self contained, dog friendly place. We stayed in the ‘farm house’ & it was lovely. Very relaxing & great scenic walk to the beach. Access to the heated pool, fresh eggs, herbs & vegies. Great place for seaside relaxing holiday & away from the ‘rat race’ of Melbourne. Staff are very friendly & obliging. Highly recommended.

    It is the most relaxing place to be. My husband doesn’t like staying in hotels/motels as he finds with his bad back and leg he cannot get comfortable. But at Johanna it is the most enjoyable relaxing place with the most comfy lounges. Listening to the waves crush is tranquil. We are always made to feel welcome and I look forward to collecting eggs and vegies from the garden. We are looking forward to going there again. Big bonus is that it is pet friendly.

    Was fantastic.. the staff were great, yet not intrusive, the cottages are private, Accomodation is pet friendly yet you wouldn’t suspect this with the excellent condition the cottages are in. Access to both farm life and beach life is excellent!

    Crisp linen, soft towels, fireplace, superb views, fresh produce (I think my boys ate all the Fuji apples off the trees…!), great kitchen, friendly staff, warm pool, DVDs and board games to borrow, easy walk to the beach. What more could you want!

    Johanna Seaside Cottages is the most wonderful place to stay we have been going there for twelve years and have always found it very relaxing, beautiful views, very pet friendly the dogs love walking along the beach and through the paddocks. The kitchen facilities are great and stop into Apollo Bay on the way down , collect some wonderful seafood, some herbs from Johannas vegie garden and you are set for the weekend. Joy and all her staff are always very friendly and helpful. Cannot recomend it enough do yourself a favour and book in now.

    Johanna Seaside Cottages is a beautiful getaway along the great ocean road. The accommodation itself is lovely, with cottages nestled amongst rolling hills with grazing cows, and a view over the beach. The best part is that the cottages are also dog-friendly so there’s no need to leave your dog in a kennel. The kitchen facilities are fantastic so it’s a great excuse to do lots of home cooking. We’ve been going every year for the past 3 years and love it!

    A tranquil place set amongst rolling green hills of a dairy farm on the coast. You feel so far away it really winds you down. The cottages are clean, modern and you can bring your pets. Our cottage had superb views and watching the sun set through the sea mist every afternoon was a treat. Close to attractions it was the perfect place from which to explore the area. And thanks to the farm’s chooks for the eggs we enjoyed several times during our stay.

    Marvelllous views, great escape, children friendly and what better to go to sleep with the sound of the waves and wake to the fresh dary cows and crisp mornings summer or winter – I have been ther in all seasons. Our Four Children aged 5 to 15 were extatic and we felt safe at all times. Indeed we traveled from as far as Ayers Rock and Kalgoorlie yearly to have this holiday and as yet have loved every visit. So well apointed cottages, all the necesities one could imagine and privacy enough to lay on the lawn in my jocks (yes in my Jocks) to get a litttle sun. This is a holiday, a retreat, an escape and adventure for couples and families. I recommend to many collegues who rave about their experinece and the personal touches make such a difference. Comfortable relaxing and so private its heaven on the flats at johanna. Amazingly, Its Australian!!!!!!!

    Finding dog friendly accommodation that also caters for humans isn’t always easy – but pooches & people alike were very happy with this choice: in fact we were all “pawfectly” happy….great views, great places to walk and a lovely place to curl up at the end of the day!

    We stayed in one of the cottages for a wedding anniversary weekend. Our whole experience was fantastic. Joy made us feel exceptionally welcome, the booking was smooth. Our cottage had wonderful views, was far enough away from other cottages to be private, was clean & comfortable. We were able to wander around their farm property to look at the chooks, vegie garden, etc. Had a swim in the heated pool. +++ experience

    This is a spectacular spot to stay with great ocean views, peace and quiet and wide open spaces. You can even take your four legged friend if you wish. Kids can take a dip in the pool, collect eggs from the chicken coup or pick some fresh produce from the vege patch. We love it so much we’ve been twice and we will go again. Really friendly hosts and a great place to stay. Highly recommended

    We have stayed there many times and have always had a wonderful, relaxing time. Everyone is friendly and helpful. Take yr binoculars as there are always things happening on the farm to watch from the cottages, or go down yourself and see the calves or pick your own vegetables and collect some fresh eggs whilst you are at it. The beach walks are amazing. The Otways and Apollo Bay are not far away and the journey along the roads to these places keeps the senses going.

    My family and I have been going to Johanna Seaside cottages for the last 12 years. The fact we keep returning year after year speaks for itself. Our host Joy Evans and her team consistently provide the highest of service. The accommodation is impeccable; comfortable and clean with all the mods and cons one could wish for. My two dogs have a wonderful stay and look forward to their walks, now more a slow stroll, around the property and the beach. My two children have grown up visiting Johanna, and even now in their twenties, make every effort not to miss at least a few days at Johanna. The fresh produce and eggs grown and produced at Johanna are another amazing bonus. Joy Evans and her team are to be congratulated on the service and the standard of accommodation provided in all the various cottages. Nothing is ever too much troble for the staff at Johanna Seaside Cottages! Congratulations to all.

    We go to Johanna Seaside Cottages every year at Christmas. Some years for Easter. Our visits have been un-broken for over 10 years, and we have a booking for this Christmas.
    The courtesy and hospitality afforded to us by Joy over this time has been faultless and consistent making us feel part of the family. Our dogs are welcome and nothing is too much trouble.
    I recommend Johanna Seaside Cottages for those wishing privacy, peace and a hassle free holiday, and you can bring your dogs if you wish.

    I visited Johanna Seaside Cottages for the first time 7 or 8 years ago after seeing it on ‘Getaway’. Since then I have visited several times over the years with friends and family, and it has never disappointed.

    The gentle rolling farm hills, the moo-ing cattle, the windswept beach, the sound of the crashing waves, the cosy cottages, the blazing fire – I’m starting to feel relaxed and a little home sick just thinking about it.

    I’ve been living overseas for a few years now, and one of the last things I did before leaving, was spend a weekend at the cottages. I’ve since traveled extensively throughout Europe, and I’m yet to discover any other place that comes close.

    I’m very much looking forward to a return visit in 2010.

    We loved our stay at Johanna and will never forget those spectacular views of the crashing waves and surf beach. We had great walks in the day and enjoyed our fireside relaxation at night! If you want to enjoy our rugged coastal environment at its best, and have new laid eggs for brekky, then there’s no better place to go!

    We stayed at Blue Johanna for 10 beautiful relaxing days. The house was fresh, roomy and comfortable with acres of rolling green hills surrounding plus an ocean view. Our 8 month old Weimaraner had a ball and got plenty of exercise and smells and was delighted to meet the local kangaroos! We all enjoyed our stay so much and will definitely be returning in the near future.

    We had the most wonderful time together as a family (with 2 kids and 2 dogs in tow). The cottages are very well equipped and the beautiful scenery, wild beach and ambience of the farm were a perfect combination. The vege patch, pool, fruit orchard and fresh chook eggs were a bonus also. We will definitely be back.

    We stayed in the orginal farm house, with the chooks out the back a lovely seasonal veggie patch to the side, a great front yard for the dog to run around in, the amazing fast paddocks to look at from the kitchen window and of course the beautiful ocean just min walk away!! An amazing beautiful place to stay! You will not bet better looked after than Johanna Seaside Cottages……

    Set on a ridge behind sand dunes and only 100 metres to the wild Johanna Beach, the cottages are luxurious in a lovely, understated way. It is the little extras that make this ocean getaway such a relaxing experience. The central farm house on the dairy property offers fresh eggs, vegetables from the garden and a warm indoor pool to enjoy. The host, Joy Evans and her staff are always available, but in the cottages you feel secluded and away from people and everyday routine. And you can take your dog away with you!

    Have stayed here twice, once in the old farmhouse and once in one of the newer cottages. Both visits were most enjoyable – the accommodation was comfortable, tastefully decorated, clean and beautifully situated. The access to fresh veg and eggs was an unexpected surprise!     What a location! This place has it all. Rolling hillsides, the ocean and all the comforts of home. What more could you ask for in a holiday destination.
    I had one of my best birthdays at Johannna Seaside. Our dog was as relaxed and chilled out as the the two humans. After a run on the beach and through the paddocks she slept for many hours in front of the fireplace.
    This place is the ultimate escape for dogs and their humans.

    We highly recommend Johanna Seaside Cottages. It was fantastic to be able to take our beloved dog to such a beautiful location. The cottage was very well presented and had very good quality furnishings, equipment and facilities. Joy and family have obviously put a lot of thought into ensuring that the guests feel comfortable. The staff were very friendly and the views were absolutely stunning. We felt relaxed the moment we arrived and it was the perfect romantic getaway.     I organised accommodation for 14 people at Johanna Seaside cottages. All of my friends had a wonderful time there – and we certainly made ourselves at home. The food we ordered via a local cook delivered to the house was delicious and our host made us feel very welcome – even letting us collect eggs from the henhouse and obtaining fresh vegetables and herbs from the garden. We found it a lovely clean place to stay and good value for money. Would definitely stay there again. We used the accommodation on our travels walking the Great Ocean Road.

    We have been fortunate enough to visit this beautiful property on 2 occasions, staying in 2 different cottages. Their website is fast and easy to navigate, and the availability section is brilliant making booking so easy. We found Joy to be a warm, welcoming, friendly host with lots of knowledge on the Great Ocean Road area. The cottages were what you could expect at a 5 star establishment. They are very spacious and immaculately clean, and had stunning views over the ocean and property. If you want a sightseeing holiday they are well situated for visiting all the beautiful places along the Great Ocean Road. Alternatively, a relaxing time can be spent wandering around the property, walking along the beach, relaxing with a glass of wine as you watch a video, reading one of the selection of books they provide, or playing a game which are also provided. Add to this a relaxing spa bath! A very well appointed kitchen gives you the option of preparing your own meals if you do not wish to dine out. Regardless of the season of the year this is the perfect place to stay as warm log fires keep the cottages cosy in winter, and being so close to the beach you get cooling breezes in summer. I have not found any other place as enjoyable as Johanna Seaside Cottages to juice up my appetite for my next holiday..

    Johanna Seaside Cottages provide a great experience for couples and families, especially those, like ours, that don’t want to leave their dogs at home. The cottages are well-equipped, relaxing and have beautiful views. The in-house menu is delightful and the area has other dining alternatives if you want to escape the kitchen on holidays. Our Golden Retrievers really appreciated the beach and walks around the property, and we relaxed completely. Planning to return!

    Great place to get away. Relaxing and peaceful. Love going down to the chook pen, it reminds me of when I was a little girl collecting the eggs. Actually we are going back there next month and enjoy our time once again in amongst the lovely surroundings.

    Have great memories of my last visit……. being able to take my two dogs was an obvious advantage but the pleasure of being pregnant and standing in the paddocks watching the calves was beautiful. Being able to pat them and spend time with them was a treat that l now look forrward to sharing shortly with my now 2 & 1/2 year old.

    Our bushwalking club has stayed at Johanna Beach Seaside Cottages twice, with very pleasurable experiences each time. The refurbished Farmhouse is great for large groups, with a huge indoor pool, seasonal fresh herbs + veggies, and lots of chook eggs (all close at hand). The outlying Cottages are very private and exceptionally well equipped for smaller groups, including firewood for the coonara and heaps of DVD movies. The Great Ocean Walk (GOW) runs nearby, with many other pet-friendly tracks just outside your door. The 600 acre farm has been in Joy Evans’ family for several generations, and she really makes you feel welcome. Fantastic place in any season!!

    We have now stayed 4 times in 3 different cottages. What a great place to stay and unwind from the usually hectic pace of Melbourne’s CBD. Fantastic views, even in rough, stormy conditions, watching the weather come across the ocean or ranges whilst sipping a good red in front of the cosy log fire. Superb ! The dog loves it to with great runs along the beach and safe, enclosed quarters at the cottage. We wiil be back, again and again and ……

    We stayed last winter for 2 nights – it could easily have been more. The accommodation was great – the cottage was well heated for winter, had a new kitchen, and the food delivery option made life easy. The views are stunning, and there is plenty to do in the surrounding area. I am sure we will return – it is certainly recommended.

    We first stayed at Johanna Seaside Cottages with our two dogs in June 1997. It was just what we needed. Seclusion and privacy coupled with a friendly host – Joy, and the wild surf beach to while away the hours. We have since returned on at least 5 other occasions with family members and friends and of course our two dogs (new models). Sometimes we are tourists and go out every day to the nearby attractions, other times we curl up with a book or a movie or a game. The perfect place to clear the head and relax.

    I vote for Joanna seaside cottages because our stay there 12-months ago was one of the most relaxing I have experienced. The accommodation had everything we needed and more and the fact that we could take our old boxer with us was fantastic. To be invited to eat from the vege garden and take fresh eggs was a treat. The environment is was great and the fresh water river entering the sea was a favourite spot to sit. I commend the owners.

    I’ve stayed here several times – helpful friendly hosts, great facilities and the most amazing views… the cottages are immaculately clean, extremely comfortable and in the perfect retreat location. Walk through the beautiful pastoral country down to the dramatic and deserted beach… romantic! or you can spend ages sitting in a window seat watching the view, just luxuriating in the silence!

    One of the most beautiful places we have ever been. We found them beacsue we wanted to take our beloved dog with us. Middle of winter in front of the fire place with the best chocolate pudding ever. To wake in the morning and see the most amazing vision of greens and blues outside our window was breathtaking. My partner woke me early in the morning to show me. We still talk about our time there and can’t wait to go back with our family.

    This is a wonderful place for a holiday. We have been many times and have never been disappointed..Incredible views and the cottages are just great, so clean and cosy. Our dogs love it there and the beach is so close.It is not often that you can find a dog friendly place that is comfy modern and completely dog friendly inside and out as well & with a secure yard. This place is just perfect for both 2 legged & 4 legged holiday makers. We will be going back as we love it there.

    A series of private well furnished cottages spread over a magical pastoral land (so no two are together) just beside Johanna Beach and right in the middle of the Great Ocean Road journey. Joy Evans, the owner, is a wonderful host. The views are spectacular. There was nowhere else in this area I would want to stay at – and I checked them all out. Will definitely return.

    What a wonderful place for a girls long weekend which included 3 small dogs.
    Wonderful hosts who help with any problems, including giving us some flour to cook a special recipe. Close to beach with spectacular views. The units are clean and the kitchen are well equipped. This place has all the small nice touches that you do not expect. Would have not hesitation in staying here again.

    A truly magical place to relax – watch the cows come and go for milking, feed the chooks and take relaxing strolls through paddocks or along the pristine beach. Then retire to your own roaring log fire and simply soak up the atmosphere We will surely return.

    It was the best family holiday we have ever had. Right in the heart of the best of the Great Ocean Road and plenty of excitment on the farm for the Children and our two dogs. Indoor pool was fantastic and the accommodation just great. Our cabbin had the best bed we have ever slept in and finally, Joy and her Staff/family where very helpful.     Comfortable quarters, spectacular scenery in Victoria’s Otway Ranges with close ocean views, rugged coast line and pristine beaches, all combined with a friendly family atmosphere. I can recommend it to family groups and smaller groups. The scenery will blow you away! The kitchen even contains every bit of equipment you could possibly desire. I look forward to going to the Cottages again.

    My wife and I stayed in one of the Johanna cottages for 10 days, and it was one of the best holiday experiences we’ve ever had. We were joined by a group of friends and kids, and all had a wonderful time. The accommodation is immaculate, but it’s the location that makes this a truly special place, and the fact that they welcome the whole family – including the dog!

    This place has it all! Stunningly romantic for couples and so exciting and fun packed for kids, the ‘help yourself’ veggie garden and egg collecting was a real treat, the wildlife and farm animals were simple back to nature entertainment. The service is impeccable and the welcoming friendly host a refreshing change, nothing was too much trouble.     Probably the most peaceful holiday we have ever had. Loved the well equipped kitchen, the wood heater (and fresh wood delivered by the fairies each day), gorgeous bedrooms and beautiful misty green views. The children loved the spa bath, the walks through the fields to the beach, the indoor heated pool (especially in July), and feeding our scraps to the chooks. The crowning glory for our three city bred kids though, was the novelty of watching calves being born several times a day all around our cabin. Really quite humbling watching nature at work like that. We will definitely return sometime.

    I have been fortunate to have been introduced to these well appointed
    cottages several years ago by a friend who has visited many times, over the last few years and impressed me with how fantastic they were. Well, I have to
    agree they are very well maintained, great views and with the fabulous walks of the great ocean road right there, is makes for a wonderful holiday.
    Having done walks in Europe, the walks from here are equally fabulous with
    breathtaking views. Joy Evans and her team are incredibly accommodating to
    your wishes, even have special catering brought to your cottage, if you so wish, for a special occasion or just so you can relax and enjoy your stay even more.
    Would recommend to anyone needing a complete break, hassle free and still
    able to stay in a well maintained ‘ home away from home’ enviroment.

    We stayed at the farmhouse at Johanna Seaside Cottages, and had the most wonderful, and relaxed holiday. Our two dogs absolutely loved the paddocks, seaside walks, and watching the cows and hens. The fresh eggs and produce were a welcome surprise, as was having a heated pool on your doorstep. So close to the Otways, and stunning beaches and hilltop walk. Even the cooler, blustery days were perfect for tramping about the paddocks and for cooking delicious fresh meals beside the open fire!

    Johanna seaside cottages saw me recover from a redundancy and a renovation. Truly relaxing and a place where the ocean meets the forest. You feel like you are really away from the city and can rejuvenate along with the healing hands of nature.
    I adored the interaction with the animals and the veggie patch. Most importantly my dog was welcomed – as my “fur child “, her treatment was very special by Joy and her staff.
    The sea was wild and spectacular, the surrounding rainforests I wanted to bottle the atmosphere and scent.
    Joy and Johanna have inspired me to nominate this place as my favourite place in Victoria and hopefully one day a place I would like to build a home.

    Very clean, comfortable with magnificent views and pet friendly too! My husband and I loved the time we spent here, as did our cat Pinot. He felt at home straight away, which is rare. We barely left the cottage, instead choosing to simply rest, cook, paint and read. I did some of my best painting here. I think the place really inspired me to paint – and cook delicous nutritious meals. We had a wonderful time and I have to admit being surprised at the quality and cleanliness of the furnishings, even with it being pet friendly. I look forward to another visit in the near future.

The cabins are fully self-contained and have a wonderful views of Johanna Beach, Southern Ocean and bushland. the cabins are very private, you can arrange catering before you arrive and in house massages.     What a great place! The accommodation was well appointed clean & comfortable with great views of the ocean and a wonderful fenced in area for our dog to run around. This kids loved the indoor pool, collecting eggs from the chook house, and seeing the calves that were only a few weeks old. We’ll definately be back!

    Such a great place to stay and just relax.
    The children love it too and never want to leave. The chooks and the cows are a great source of interest to the children.. especially at calving time.

    It is a great base from which to explore the Great OCean Road, we used it as our base for the Great Ocean Walk.

    Johanna Seaside Cottages is a place for pure relaxation while cuddles up with beloved dog. We thoroughly enjoyed our stay there. With views every way you look, fresh chook eggs, vegies, etc to collect and add to your meals (now you can even have your meals delivered!) and a wonderful combination of ocean and grazing pasture with the dairy cows. The accommodation is beautiful. What more could you want!

    I came to stay on the Johanna cottages, and it was one of the most relaxing places that i stayed in australia. The land was beautiful, along with the cottage view, the peaceful animals, and most of all the close access to the beach. The beach was amazing, with a nice long hike connected to it, and the soothing ocean. The owners are very nice, i stayed for five days and we bonded really well, we still stay in touch, and best of all they made me feel like i was home. I very much recommend this place, for a romantic vacation, or get away.

    We love Johanna River Farm Cottages! It is our quickest and most consistantly good and welcoming break where we can relax in the peaceful surroundings of green hills with a glimpse of the sea through the mountains. Our dogs love the walks and the lazing around next to the wood fire. We try to get there at least once a year.

    I stayed at Johanna Farm in 2003 when I was visiting from Canada. It was a glorious holiday, the couple who ran the place were very kind, the animals were unique, I particularly remember the neat dog named Bowie who chased pebbles with vigour, had odd coloured eyes as I recall. The rolling hills were scenic, I remember seeing the odd kangaroo, special for a Canadian. If ever I return to Australia, Johanna would be high on my list to visit.

    What a place, from the beautiful linen to the lovely magazines to the selection of teas and coffee our stay was bliss. Then there are those unforgettable views, rolling green hills and then the ocean to one side and farmland so green it looked like velvet to the other, but I have left the best bit til last, our four legged friends curled up in front of the fire after long beach walks.
    There were the farm fresh eggs to gather and vegetables and herbs from the vege garden. I don’t think I have ever seen a place so well situated, such a beautifully welcome retreat.

    Joy Evans said to us “Your dog can go anywhere on the farm but please do not let him chase the cows.” We didn’t se the irony of the comment until walking our little staffy through the fields we turned to find the cows actually following us. Uther turned to look, the cows would stop. On we would walk, Uther turned agin and the cows stopped. I think the cows were far more interested in the dog than the dog was in them! What a fabulous, funny, peaceful and joyous week-end we shared as a family. Thanks Joy!

    This is the most idealic rest away from the city and traffic. It is close enough to get to within a couple of hours and yet when you get there you feel far removed from the rat race with all the comforts of holiday living..

    Backdrop of mountians to magnificent wild coastal scenery. The remote location is like a “lost valley” in todays ratrace. Especially to walk in the nearby wild areas where very few people have ever set foot. Owner still has the old world charm, and typical country hospitality.

    Stayed here a few years ago to put body and soul back together. The stunningly wild backdrop of the ocean and the rolling hills plus the hospitality of the hosts and the comfort and tranquillity of the accommodation all combined to work the required magic. It is easy to see why so many RACV members think this is one of the top 10 places to stay in Victoria.

    My entire family loves this place, especially the four legged member. Joy Evan’s openness, welcoming nature and obvious delight in sharing her family home is nothing short of…well a joy (if you will pardon the pun). Breakfast never tasted so good than when made using eggs collected from the chookshed, herbs collected from the garden, or fruit collected from the orchard. Feeding the left overs to the chooks the next day really gives one a sense of the cycle of existence so missing from over overly busy city lives. Thanks Joy. Tony, Uther & I will all be back again.

    I have such good memories of this great part of the Victorian coast which we visited as a family many years ago.
    It would indeed be one of my favourite places to return to any time.

    Wow – we came with relatives who were visiting from Slovenia in June 2008…We all loved the views, the wide open spaces, the wonderfully appointed home, warm and welcoming. The walk to the beach via the calving paddock was wonderful, watching the calves being born is a most unforgetable experience. Running along the beach with our Samoyed and listening to the crescendo of the waves – mind blowing. The beautiful rolling hills of green, dotted with black and white cows, swirling birds – ahhh heavenly. Thank you so much – a most wonderful expereince for us and our overseas relatives.

    What a beautiful and solitary getaway when one needs it most! Absolute privacy. Scenery to die for. Left the curtains open all night to admire the black sky and bright stars whilst sleeping in the most magnificently comfy big beds. Thoroughly recommended.

    My friends and I were about to enjoy the Joanna Experience for the w/e and I unfortunately had to cancel at the last minute. My friends continued on regardless and were filled with great praise about a w/e with nature, nuture and good old value. It’s absolutely top of my priority list to experience this personally – very soon!

    This is a first rate place for a romantic getaway, the drive to the hilltop accommodation suggests of everything romantic. Or equally for a family to enjoy a quiet but potentially active getaway with the luring walks and the beach just a short stroll away. Best of all you can enjoy your time away with your pooch. The hosts are considerate and approachable. The best place for a life recharge, you will leave invigorated.

    Top spot, it has it all scenery, location and a lovely comfortable place to come back to after a days outing . sit there with a wine looking out the windows at a glorious view.

    The views were magnificant. Looking out over the ocean watching the weather change as we lolled around with a lovely glass of bubbly. The cottage was exceptionally well appointed; roomy yet with a warm cosy feeling. The hosts certainly knew how to make our stay memorable. The location was ideal – not too far from Melbourne but far enough to make one feel one is in another world.

    This is the place that, when you walk in, it is like the waves of the nearby Johanna Blue Beach wash away the hussle and bussle of everday life…it’s like taking a very deep, calming breath. It doesn’t matter the time of the year, or the nature of the weather…it is all just beautiful and the feeling is always the same. AND, there is so much to see and do in such close proximity! When I think of the best times I have had with friends and family, I am usually thinking of times at johanna seaside cottages.

    I just love the west coast and the atmosphere of the area. As a surfer of more than 30 years, it just can’t be beaten as a destination and teh accommodation is fantastic.

    This B&B is a perfect spot for a special occasion. We spent our anniversary there; enjoying magnificent views over rolling countryside towards Bass Straight, and loving the sense of privacy and protection from the usual tourist bustle of the Great Ocean Road. At the same time, we were conveniently close to the attractions of this awesome area. Our hosts were charming; attentive to our needs but ensuring that we were left to thoroughly enjoy our beautiful cottage and all its charming facilities. HIghly recommended.

    What a place!

    What ambiance!

    What friendly staff!

    What a great location, despite the filthy weather (we’re from Melbourne so we don’t mind.)

    What comfortable beds! And good reading lights!

    Loved the nearby Tree top walk, esp. after rain and everything so fresh!

    Everyone must visit there, at least once!

    Great facilities and host. Absolutely stunning landscape, place to take dogs on the wild beach and not too far from Apollo Bay
